A Very Simple Floor Plan
This farm house of ours might be considered small, tiny even. At just over 1000 square feet, there’s a lot of life that happens in this here house of ours. So, we’ve made the decision to live in this space before making any changes. But, before we change our floor plan, let’s take a look at how this house flows right now, and my ideas for renovation in the future.

You might remember that Justin and I were skeptical of the square footage in the inspection report, and it turns out we were right to be suspicious. The inspector measured the home from the outside, not in. And, in turn that added an additional 100 square feet to the final number. I guess that’s why they suggest you verify the numbers on all real estate listings?
Pro tip: Bring a tape measure when you view prospective houses in the future.
After measuring the interior this weekend, Justin discovered that our home is a whopping 1,025.44 square feet.
For reference, our rental cottage in Stony Brook was just under 900 square feet. So, we are absolutely happy to have more space. Which I think translated into the third bedroom, and extra large kitchen. Let’s take a closer look at the dimensions of the home –

Floor Plan Futurecasting
Justin’s draft of the floorplan is what you’ll find in ink. My edits can be found in pencil. And, while I have a pretty solid idea of how I want the front of the house to look. It’s the back of the house that’s causing some trouble.
Living Room
Right now, bedroom 1 sits directly off the entryway but, in the future I would love for this room to become the living room/den. I originally thought I wanted it to become the dining room. But, after thinking about it for a few weeks. I feel like it would be better suited as the living room.
The current living room is the biggest space in the entire home, at 264 sq feet. I would love for this space to transform into the kitchen and dining area. I honestly believe there is more than enough space to make that happen. What are your thoughts on combining the kitchen and dining areas?
The inspo pic above for the living room screams cozy + country, and that’s exactly the feeling I want our home to have. Now, if I can only find a way to incorporate that fireplace.
The Kitchen
I am going to skip over the dining room space entirely, and get right into the kitchen. As it sits today, the kitchen is the second largest room in the house at 211 square feet. The previous owners were using it as an “eat in” kitchen. But, after spending nearly 10 years without an “eat in” kitchen, I no longer see the point to having one.
Maybe one day, but right now, I’d be all set with a kitchen + dining room combo (no remarks on how that’s basically an eat in kitchen tyvm). Oh, and an island for a more casual dining experience and prep space.
All that aside, the current location of the kitchen just doesn’t work. It’s in the back of the house, and the bedrooms are in the front?! In this space, it just doesn’t flow well.
So, my goal is to move the kitchen to the back of the current living room space(see floor plan). There are these double windows that would be amazing as french doors. And, it would be even better if those french doors opened to a patio on the side yard. Eeeek!
I’m getting waaaay ahead of myself. Feast your eyes on this beautiful country kitchen….
I love how the white cabinets brighten the space, and the wide plank flooring warms it up. What a great combo for a beautiful country kitchen. Oh and a farmhouse sink is definitely on the horizon, whether thats porcelain, marble or concrete is a decision for another day.
Dining Room
The dining area will take up the front portion of the current living room. I’m envisioning a wood burning stove, round dining table and side table to store linens and whatever else we may need in the dining room. But, most of all that side table will provide an extra table top for buffet style get togethers.
Even though this space might be the larger of the two taking over the current living room, it’s going to be a tight squeeze trying to accomplish what I’m envisioning.
Full Bathroom
Our one and only full bathroom fits the size of this house. It’s small, and sits at only 51 square feet. Honestly, the footprint of this space most likely will not change, at present. And, I think it’s a great size for a bathroom. Here’s what I’d like to see in the space, on a smaller scale of course…

Okay, so we’ve visited my inspo for the front half of the house but, I’m going to stop right here. It’s late, I’ve gotten completely distracted by my mix on YouTube , and I need sleep. Let’s pick this up next Tuesday…..
